Property Description

Tucked in a quiet corner of Mims, this charming 15-acre farm offers the perfect blend of agricultural opportunity and serene country living! The property boasts 7.5 acres of irrigated agro-forest (primarily citrus). The remaining 7.5 acres are cleared and primed for development, with ample space for expansion and creative potential. Recent upgrades include a new $22,000 septic system and drain field, as well as a new $5,000 water filtration and softener system—ensuring the utmost convenience and comfort for future homeowners. A highlight of the farm is its stunning food forest, located at the corner of the property. This diverse and lush space includes mango, mulberry, avocado, bananas, apple, peach, guava, lemon, plums, cherries, grapes, blackberries, raspberries, starfruit, dwarf jackfruit, dwarf coconut, and a variety of culinary herbs. Year-round, you'll enjoy an endless supply of fresh salad greens and tiny tomatoes, making this farm a true self-sustaining paradise. Next to the food forest, you'll find a well/pump and power with multiple 120V 30A hookups, a shed, as well as Starlink satellite internet and a security system in place for convenience and peace of mind. The property also boasts a wooden playground with a swing set, perfect for keeping children entertained. The farm is high and dry, ensuring excellent drainage, and offers exceptional water resources with 3 wells on-site, including a large-volume horizontal well (diesel) that produces approximately 800 gallons per minute. Underground infrastructure is in place to irrigate the entire 15-acre property, making it ideal for farming or landscaping. Two power poles further enhance the property's utility, allowing for seamless development. Access to the farm is a breeze with entry points from both Davis Rd and Grandperrin Rd. Surrounded by scenic farm properties, including horse pastures, cattle ranches, and deer farming, this property is the epitome of peaceful country living. For nature lovers and beachgoers, the Indian River, New Smyrna Beach, Playalinda Beach, Cocoa Beach, and the iconic Kennedy Space Center are just a short drive away. The property is conveniently located near I-95 and is less than an hour to major airports and all of Central Florida's renowned attractions. Whether you envision a tranquil homestead, a thriving farm, or an idyllic retreat, this unique property offers endless possibilities! Where country living meets modern convenience!
